7 Signs Your Roof Needs Replacing Before Next New England Winter

New England roofs age faster than the brochure says. Between the freeze-thaw cycling, wet heavy snow, ice damming at the eaves, and the summer heat that follows, a roof here works harder than the same roof in a milder climate. Knowing what to look for lets you replace on your schedule instead of during an emergency in February.

Start in your gutters. Asphalt shingles shed protective granules as they age, and a heavy accumulation of coarse, sand-like grit is the clearest early signal that the shingle surface is breaking down. A handful after a new roof is normal; a steady deposit every season on a fifteen-year-old roof is not.

Next, look at the shingles themselves from the ground with binoculars. Curling at the edges, cupping in the middle, and shingles that look thin or patchy in color all indicate the material has lost its flexibility. Any shingle that has cracked or gone missing is an open path for water.

Inside, go up to the attic on a bright day and look for daylight through the roof boards, then look for dark staining or streaking on the sheathing and rafters. Staining means water has been getting in, possibly for a long time, and the decking underneath may need replacing along with the shingles.

Ice dams deserve their own mention because they are so common here. If you get thick ice ridges at your eaves every winter and water stains appear on interior ceilings near exterior walls, the roof is only part of the story - attic insulation and ventilation are usually driving it. A roofer who replaces the shingles and ignores the ventilation will hand you the same problem again next year.

Finally, consider age and the flashing. Most architectural asphalt roofs in this climate give twenty to twenty-five honest years. And flashing - the metal at chimneys, valleys, and wall intersections - fails more often than the field of the roof does. If your leak is near a chimney, the flashing is the first suspect.

If two or three of these describe your house, get an inspection before the weather turns. Replacing a roof in October is a scheduled project; replacing one in January after a leak is an expensive scramble.
